Job Description
• Direct the overall leasing negotiation of retail stores and ensure that Company objectives are fulfilled. Prepare, review, and manage monthly Leasing budget and finances. Hire and manage senior Retail Team Members.
• Lead internal and external alignment to open new stores on time and in line with approved store design. To do so, you will work collaboratively with, but not limited to, teams from: store design, architects, facilities, projects and logistics, finance, legal, contract services,
• Ensures all rentable retail areas are leased and promoted to guests and visitors.
• Negotiates leased-store contracts.
• Prepares, reviews and manages lease budgets, forecasts and updates of capital improvements, monthly revenue, and expenditure records.
• Monitors sales performance versus the budget/targets and takes necessary actions accordingly.
• Liaise between Company design/architecture departments with lease store design for new shops or existing shop remodels.
• Establishes strong relationships with key lease brand executives.
• Regularly visits leased stores to build relationships with store managers and ensure store maintenance and guest services meet the hotels expectations.
• Communicate Company standards/policies & procedures to lease stores.
• Control expenses and research ways to generate more revenue.
• Develops market research related to retail trends, industry and Macau/China/HK specific market information to support decision making processes.
• Continues to assess new, up and coming, or other relevant retail brands which may suit either property, and ascertain appropriate level of brand representation across the portfolio
• Collaborate with engineers, contractors, and vendors to fulfill projects
• Regularly updates list of lease priorities and address exposure to vacancies.
• Studies and maintains current knowledge of market conditions, property values, and legislation that may affect the retail industry
• Conducts guided tours of each rental property to showcase features and amenities;
• Accepts any other duties assigned VP, COO, CFO
Experience: Minimum of 10 years’ luxury retail experience (in Macau and/or Hong Kong), with 5 years at management level overseeing multiple stores.
Education: Bachelor degree or above in Retail or Business Management, or related field
Language Ability: Fluent English, Cantonese and Mandarin
Computer Skills: Proficient in MS Office
